Slate roof tile problems in Glen Iris

There’s quite a mixture of old slate roofed housing styles around Glen Iris. The area not being quite as old as some of the closer inner Eastern suburbs does present a few different types of roofing slate unique to the suburb and nearby areas that can cause problems.

The latter Edwardian type houses were very often originally roofed in a type of slate referred to as “continentals.” The biggest problem with these slates are that they are now at the end of their lifespan and very soft and water absorbent but you may not even notice it.

The leaking of these soft and absorbent roof slates can sometimes go undetected for many years but they are still slowly causing damage to roof framing and fascias. Eventually, over a number of years, this leaking becomes very severe and urgent action needs to be taken to avoid expensive repairs to not only the roof structure but internal damage to walls, ceilings and furniture.

Leaking slate roofing problems

As well as lots of soft “continental” slate roof tiles in Glen Iris, the area also has all the usual slate roof problems found in other Melbourne suburbs.

Water leaks can be caused in a number of different ways on slate roofs. Problems such as :

Rusted or damaged box gutters, spouting and down pipes
Damaged, broken and delaminating tiles
Blocked guttering
Slipping and moving slate tiles
Terracotta capping becoming loose or dislodged
Metal ridges lifting or missing

All of these problems can lead to significant internal and external damage to old homes…. all can be avoided with regular inspections and maintenance
